A general home inspector glances at your panel. We open it, test every circuit, and identify exactly what needs attention — and what doesn't.
Electrical Panel
Capacity, condition, breaker operation, signs of overheating, recalled brands (Federal Pacific, Zinsco). We open the panel and inspect every connection.
Wiring Type & Condition
Copper, aluminum, knob-and-tube, cloth-insulated — we identify what's in the walls and assess its condition. Each type carries different risk levels.
Grounding System
Ground rods, bonding connections, grounding conductors. A failed ground means your breakers and GFCI devices can't do their job when it matters.
GFCI & AFCI Protection
GFCI required in kitchens, bathrooms, garages, outdoors, laundry. AFCI required on bedroom circuits since 2014. We test every device and flag what's missing.
Smoke & CO Detectors
Placement, type (hardwired or battery), age, interconnection. California requires hardwired interconnected detectors in most homes.
Outlets & Switches
Ground testing, polarity, backstab connections, hot spots. We test every accessible outlet with a plug tester and thermal imager.
Service Entrance
Weatherhead, meter base, service entrance cables. Damaged service equipment is a utility and fire hazard that most homeowners never check.
Exterior & Landscape
Outdoor outlets, pool/spa wiring, landscape lighting circuits. Water and electricity demand proper GFCI protection and weatherproof enclosures.

On-Site Assessment
Licensed C-10 electrician inspects the panel, wiring, grounding, GFCI/AFCI, detectors, outlets, and service entrance. Takes 1-2 hours for a typical home.
Written Report
Detailed report with photos, hazard rankings by severity, NEC code violations, and repair recommendations with cost estimates. Delivered same day.
Repairs & Documentation
Minor issues fixed on the spot if you choose. Larger repairs quoted and scheduled separately. Full documentation provided for insurers, agents, or buyers.
Why Fox for Inspections
Licensed C-10 Electrician
Not a home inspector with a checklist — a licensed C-10 electrical contractor who knows NEC code and can identify problems a general inspector will miss.
Same-Day Report
Written report with photos, hazard rankings, NEC violations, and repair cost estimates — delivered the day of the inspection. No waiting days for results.
Real Test Equipment
Multimeter, outlet tester, thermal imager, clamp meter — we measure, not guess. Every outlet tested, every connection checked under load.
Fix-on-the-Spot Option
Minor issues resolved during the inspection visit — no need to schedule a second appointment for a missing GFCI or loose connection.
Insurance & Agent Ready
Reports formatted for insurance carriers, real estate agents, and buyers. We know what they need to see and document accordingly.

Inspection Questions
How long does an electrical safety inspection take?
One to two hours for a typical home. Larger homes or properties with known issues may take longer. We give you a time estimate when you schedule.
Is this the same as what a home inspector does?
No. General home inspectors do a visual surface check. We open the panel, test circuits, verify grounding, check GFCI/AFCI operation, and identify wiring type — a much deeper assessment by a licensed electrician.
How much does a safety inspection cost?
Pricing depends on the type and your home size — standard, pre-purchase/pre-sale, insurance, and code-compliance inspections are each priced differently. Call our team at (650) 550-0719 for current pricing. Every price is quoted upfront before we start.
When should I get an electrical inspection?
Before buying or selling a home, if the home hasn't been inspected in 40+ years, when breakers trip frequently, when lights flicker, or if you smell something burning. Also smart before a major remodel to baseline the system.
Can you fix problems you find during the inspection?
Yes. Minor issues — loose connections, missing GFCI, failed detectors — we fix on the same visit. Larger work like panel replacement or rewiring gets quoted and scheduled as a separate project.
Will the report help me negotiate on a home purchase?
Absolutely. Our reports document every finding with photos and estimated repair costs. Buyers routinely use them to negotiate credits or price reductions at closing.
Do you inspect for insurance companies?
Yes. If your insurer is requiring an electrical inspection for renewal, we provide the documentation they need — photos, findings, and a signed report from a licensed C-10 contractor.
What happens if you find something dangerous?
We tell you immediately, explain the risk level, and recommend whether to address it now or schedule a follow-up. For active hazards (arcing, exposed wiring), we can often resolve them the same visit.
