The Fox Advantage

Built for Bay Area Business

After-Hours Cutovers

Most service upgrades and panel swaps happen overnight or weekends so your business stays open and revenue stays flowing.

GC + Architect Native

We speak the language of construction schedules, submittals, and trade coordination. Easy to plug into your project team.

Closeout Documentation

As-builts, permit closeouts, equipment manuals, warranty paperwork — everything in a clean package for your PM.

Rebate-Eligible Work

We install to PG&E and BAAQMD rebate specs and provide all paperwork — LED retrofits and EV chargers routinely recover 20–40% of cost.

Priority Commercial Response

Power emergency during business hours? Tagged commercial clients get same-hour dispatch. Downtime is too expensive to wait.

Title 24 + NEC Code

Every install meets current CA Title 24 energy code and NEC electrical code. We handle inspector sign-off so you have clean closeout for refinancing.

FAQ

Commercial Electrical Questions

Can you work after-hours or overnight?

Yes. Most commercial cutovers, panel swaps, and tenant improvements happen during off-business hours so your operations aren't affected. Nights, weekends, and 24-hour deadlines are normal for us.

Do you handle Title 24 compliance?

Yes. Every commercial lighting and circuit job is engineered to Title 24 (CA Building Energy Efficiency Standards). We document compliance for inspectors and provide closeout paperwork to your PM.

Will you coordinate with my general contractor and architect?

That's how most of our commercial work runs. We work as a subcontractor with the GC, coordinate trades on shared schedules, and submit electrical drawings to the architect for sign-off.

What size commercial projects do you take?

From single-tenant office build-outs (1–5K sqft) up to 50K sqft retail / warehouse / mixed-use. For projects above that we still bid but partner with sister firms for capacity.

Do you provide as-built drawings?

Yes — every commercial project closes out with red-lined as-builts and a panel directory. Critical for future tenant changes, fire-marshal audits, and refinancing.

What's your turnaround on commercial emergency calls?

Power loss, tripped service, or fire-system electrical failure during business hours: priority response, usually within 1–2 hours. After-hours emergency: dispatched immediately.

Can you handle PG&E coordination for service upgrades?

Yes — service letter, load letter, meter coordination, and timing are all on us. You schedule the cutover window once; we handle PG&E from there.

Do you accept commercial Net-30 / Net-60 billing?

For established clients and projects over $10K we offer Net-30 with PO. Larger contracts (full TI build-outs) typically follow GC progress billing schedules.
