Tenant Improvement Questions

Do you work with general contractors?

Yes — that's our primary workflow for TI projects. We hit your rough-in date before drywall goes up, then come back for finish after painting. Your GC won't be waiting on us.

Do you handle Title 24 compliance?

Yes. We prepare the Title 24 energy compliance documentation, submit it with the permit application, and present it to the inspector at final. It's included in our scope — not an add-on.

How much does TI electrical work cost?

Depends on square footage, business type, and lighting scope. Small office (1,000 sq ft): $8,000-$15,000. Restaurant with commercial kitchen: $20,000+. We provide exact pricing after reviewing your drawings.

Can you work directly with the tenant if there is no GC?

Yes. If you don't have a general contractor, we work directly with you and your landlord. We pull our own permits, coordinate with other trades, and manage the electrical scope independently.

How long does TI electrical typically take?

Rough-in for a small-to-medium space: 2-5 days. Finish: 1-3 days. We schedule around your GC's milestones. Larger or more complex spaces are quoted individually with a detailed timeline.

Do you coordinate with the landlord on building power?

Yes. We verify available capacity at the building's main switchgear, coordinate meter installation with PG&E if needed, and ensure your tenant panel ties in properly. This is critical and often overlooked by less experienced contractors.

What about ADA compliance?

All outlet and switch heights, accessible pathways, and emergency lighting placement meet current ADA requirements. This is standard in our TI work, not an upgrade.
