If your Bay Area home was built before 1980, there's a good chance the wiring is outdated, under-insured, or both. Here's what we see most often.
Aluminum Branch Wiring
Installed 1965-1973, aluminum connections overheat at 55x the rate of copper. CPSC-documented fire hazard. We replace with copper or install AlumiConn/COPALUM connectors at every junction.
Knob-and-Tube Wiring
Pre-1950 homes: no ground wire, brittle insulation, not rated for modern loads. Most home insurers refuse to renew policies on active K&T. Full replacement is the only safe option.
Cloth-Insulated Wiring
Common in 1950s-1970s homes. The cloth degrades over decades, exposing bare conductors inside walls. Hidden fire risk that only gets worse with time.
Undersized Circuits
14-gauge wire on 20A circuits, or too few circuits for a modern kitchen. Overloaded wiring runs hot and trips breakers — or worse, it doesn't trip.
Insurance-Flagged Wiring
Carrier won't renew until wiring is updated? We see this weekly. We do the work, provide documentation, and your insurer gets what they need to reinstate.
Pre-Sale Disclosure Issues
Outdated wiring shows up on every home inspection. Fixing it before listing removes the biggest buyer objection and prevents renegotiation at closing.
Assessment to Sign-Off
From first inspection to final city sign-off — you stay in the house the entire time.
System Assessment
We inspect every accessible junction, the panel, and the service entrance. You get a written scope and fixed-price quote before anything starts.
Permits & Scheduling
We pull all city permits and coordinate with PG&E. Most homes are rewired while you stay in the house — we work room by room.
Copper Replacement
New copper wiring through existing walls with minimal drywall cuts. New outlets, switches, GFCI/AFCI protection, and panel upgrade if needed.
Inspection & Closeout
City inspector verifies NEC compliance. We patch all wall openings and hand you the permit closeout and warranty paperwork.
Why Fox for Rewiring
Minimal Wall Damage
Fish tape, flex bits, and careful access cuts — not demolition. We route new wire through existing cavities and patch every hole when done.
Room-by-Room Process
You stay in the house. We rewire one section at a time and keep power running in the rest of the home throughout the project.
Permits & Inspection
Every rewire permitted and inspected by the city. You get signed-off documentation — critical for insurance and resale.
Panel Upgrade Included
If your panel needs upgrading as part of the rewire, we do it in the same project — one permit, one schedule, one crew.
Insurance Documentation
Carrier flagged your wiring? We provide the documentation they need — photos, permit closeout, and scope of work — to reinstate or renew your policy.
12-Month Warranty
Full workmanship warranty on all rewiring. Copper wire lasts 50+ years; our installation is guaranteed for the first one.
Rewiring Questions
How long does a full house rewire take?
Three to five days for a typical single-story home. Two-story homes usually take five to seven days. You can stay in the house during the work — we keep power running in parts of the home while we work on others.
Can I rewire in phases instead of all at once?
Yes. We often start with the highest-risk areas — kitchen, bathrooms, and the panel — then schedule the rest as a second phase. Many homeowners split the project to manage budget.
Does the price include permits and a new panel?
Yes. Our quotes include permits, city inspection, panel upgrade when needed, and drywall patching. Painting is the homeowner's responsibility or their painter's.
What is aluminum wiring pigtailing?
Pigtailing connects short copper leads to aluminum wire ends using approved CO/ALR connectors (AlumiConn or COPALUM). It's a reliable, less expensive alternative to full rewiring when the aluminum cables themselves are in good condition.
Will my walls be destroyed?
No. We use fish tape and flex bits to route new wire through existing wall cavities. Small access holes are cut where needed and patched when we're done. The result is far less invasive than most homeowners expect.
Is knob-and-tube wiring always dangerous?
Active knob-and-tube carrying current is a fire risk — no ground, degraded insulation, not rated for modern loads. Decommissioned K&T left in walls with no power is less urgent but should still be documented. We assess what's active vs. abandoned and recommend accordingly.
Do I need a rewire to sell my house?
California does not require it by law, but home inspectors flag outdated wiring on every report. Buyers negotiate steep discounts — or walk away entirely. A rewire before listing removes the issue and often pays for itself at closing.
What's the warranty on rewiring work?
Workmanship warranted for 12 months. If any issue traces back to our installation, we come back and fix it free. Copper wiring itself lasts 50+ years.
